Find Sales Comps in WDSuite

Automatically find and compare recent transactions for similar multifamily properties without leaving WDSuite.

Sales Comps in WDSuite gives you a faster way to identify relevant comparable properties and evaluate how a property compares to similar assets in its market.

Instead of searching for comps from scratch, enter a few basic property details and WDSuite will generate a ranked list of recommended comparable properties, giving you a useful starting point for your analysis.


How Sales Comps works

Search for a property then navigate to the property's Sales Comps tab. Enter the property's number of units and year of construction then select "Generate Comps".

WDSuite identifies comparable properties, assigns a "match score" to each property, and ranks them in the list that populates.

WDSuite identifies potential comparable properties within 30 miles of the subject property and ranks the results based on how closely they match.

To identify potential comps, WDSuite considers the property's location and unit count. It then assigns each qualifying property a Match Score from 0–100 based on unit count, year built, and distance from the subject property. Higher scores indicate a closer overall match.


In the list view you can view each property's:

You can then review the recommended properties in the list and on the map then save up to 5 comps by clicking on the thumbtack icon.


If you'd like to replace a saved comp, click the saved thumback icon again to remove or select which comp you'd like to replace when attempting your 6th save.

Comp FAQ's

What does the Match Score mean?

The Match Score indicates how closely a recommended comp matches the subject property based on three characteristics:

  • Unit count

  • Year built

  • Distance from the subject property

Each property receives a Match Score from 0–100, with higher scores indicating a closer overall match.

How does WDSuite identify potential comps?

WDSuite first identifies potential comparable properties based on location and unit count. Potential comps must be within the supported search radius and meet the applicable unit-count criteria.

Year built does not determine whether a property can appear as a potential comp. Instead, it is used when calculating the Match Score. This means a property with a significantly different year built may still appear in the results, but the difference can result in a lower Match Score.

What if I want to see other comps?

The recommended properties are intended to give you a strong starting point but if you'd like to see more properties, you can view nearby properties from the property's overview page on the map view.

What if a property doesn't have recent sales data?

You can still generate Sales Comps when the subject property doesn't have recent sales data. WDSuite can identify and rank potential comps using the property's location and physical characteristics.

When qualifying recent transaction information is available for the subject property, WDSuite may also use that information to help identify relevant comparable transactions.

How is transaction data provided in non-disclosure states?

In non-disclosure states, certain transaction details may not be publicly reported. When a reported sale price is unavailable, WDSuite may display an estimated transaction value provided by our third-party data provider based on available property and transaction information.

Because these values may be estimated rather than based on a publicly reported sale price, they should be used as a reference point and reviewed alongside other available information.

Sales Comps is designed to provide a starting point for property and market analysis. The recommended properties and Match scores should be reviewed alongside your own analysis and other relevant information. Sales Comps is not intended to replace underwriting, appraisal, or valuation.
