Understanding a market means looking at more than a single metric. Who lives there? How is the local economy performing? What does a renter's financial health look like? And where should you investigate next?
The Metro-Level Research experience in WDSuite brings those questions together in one place. Use the Overview, Metro, and Multifamily Tenants tabs to move from a high-level market snapshot into deeper demographic, property, and renter insights.
Start with a City or Metro
From Research and Insights in WDSuite, search for the market you're interested in.
Search directly for a metro, or simply search for a city. When you select a city, WDSuite automatically takes you to its associated metro, giving you a broader market perspective to start your research.
From there, use the tabs across the top of the page to explore the market from different angles.
Start with the Overview
The Overview brings several dimensions of the market together in one place.
Quickly review income distribution, median contract rent, and the share of renter- versus owner-occupied units to better understand the households that make up the market.
You can also review Job Growth, Labor Force Change, and Unemployment Rate, with benchmark and national comparisons that put the metro's performance in context.
The Multifamily Tenant Credit section adds another dimension with a credit score gauge, Median Credit Score trends, and 30-, 60-, and 90-day All-Debt Delinquency metrics.
Together, these insights provide a quick starting point for understanding the metro's households, economy, and renter population.
Dig Deeper with the Metro Tab
Use the Metro tab when you want to go beyond the snapshot and take a closer look at the market itself.
Explore population, household, and housing trends to better understand how the metro is changing over time. You can also browse and filter properties across the market, including active Walker & Dunlop listings, making it easier to connect broader market trends with specific real estate opportunities.
Explore Multifamily Tenant Trends
The Multifamily Tenants tab provides a deeper view of renters' financial health across the metro.
Explore credit scores and delinquency alongside monthly debt payments, debt utilization, and credit application trends. Use these measures together to understand how renter credit conditions are changing and add another layer of context when evaluating a market.
Go from Market to Microlocation
Once you've sized up the metro, use the interactive map to start investigating where opportunities may exist within it.
The map includes neighborhood layers and Nearby Properties pins. Select a neighborhood to see basic neighborhood information without leaving the page, or select a property pin to open that property's details in a new tab.
This creates a natural research progression:
Metro → Neighborhood → Property
Start with the big picture, identify areas worth exploring, and then continue into individual neighborhoods and properties.
More Metro-Level Research Is Coming
Additional market research is on the way. The upcoming Local Amenities tab will let you explore major Corporate Offices and Military Bases and see where they're located throughout the market.
Stay tuned as this experience makes its way to WDSuite!
